Urbacon designed and built this five-storey steel frame building. A high performance mechanical system with integrated BAS (16 zones/floor), allows occupants control of their office temperature. There is a communication room on each floor and advanced fibre infrastructure throughout the building. A key challenge of the project was the inclusion of 47,000 SF of underground parking within a site that had an unusually high, water table. After design modifications, Urbacon’s solution included full shoring and dewatering of the building footprint as the parking was constructed, with a raised slab-on-grade base that incorporated an underside drainage system.
